Located in Sincan Saraycık, a developing area of Ankara, the Noa Ankara project is a mixed-use development comprising residential, office and retail spaces. The aim is for the retail strip along the main boulevard to both feed into the boulevard and, in turn, be fed by it, thereby adding value to the project. The retail units facing the neighbourhood fabric at the rear, meanwhile, define a more locally scaled commercial continuity that meets everyday needs, thereby strengthening the project’s relationship with its surroundings on two distinct scales.
The site’s natural gradient was considered a key design input; the blocks have been terraced and positioned so as not to obstruct each other’s views. Whilst commercial units at ground level support urban continuity, the internal courtyards enclosed by the blocks on the upper levels define a semi-private landscape area for the site’s residents. These internal courtyards offer a controlled, safe and breathable open-space experience within the urban density.
The indoor swimming pool, situated at the courtyard level, has been designed as a transparent space that establishes a direct connection with natural light and the landscape, moving away from the concept of a closed volume typically found in basements. Thanks to the glass surfaces facing the courtyard, the pool area transforms into a spacious spatial experience where water, light and greenery merge.
The terraced blocks and social spaces integrated with the inner courtyard offer every flat a view and a light experience; whilst the commercial units opening onto the boulevard and the neighbourhood at ground level transform the project into an urban centre in constant dialogue with its surroundings. This integrated approach provides residents with spacious and flexible living spaces, whilst also incorporating urban movement and public interaction into the project.
